Prospective Tenants

Anyone seeking rental under the NRAS scheme must be considered an “eligible tenant”.
Eligibility is based on gross annual household income at the point of signing the lease (ie. gross household income 12 months prior to entering into the lease) and is re-assessed annually for continuing tenancies.
Income limits are set by the Government and indexed annually on 1 May (see below for limits).

An “eligible tenant” will be subjected to at least a 20% discount on the market rent of an NRAS dwelling. The prospective NRAS tenant must ensure they are able to comfortably afford 80% of market rent.
